Stone Butte East Development continues. With most of the grading for the community completed, the next stage of development consists of putting in infrastructure. Permits have been approved by the city of Phoenix to allow APS to start installing power to individual lot sites. Sewer, water lines, and internet connectivity will follow.
While driving by it may not look a lot of progress is being made, installing infrastructure to 1500 + lots is a major undertaking with little surface changes to show for it.
Once these underground utilities are installed, the community can be paved, sidewalks put in, and will start to resemble a neighborhood.
Installations of utilities are starting on the south west corner of the community. While originally this was to be Phase Two, the installation of utilities here may indicate this may be the first phase of the community to be released and begin sales.
The highlighted southwest section contains 4,500 ft² – 8,500 ft² lots. The 8,500 ft² lots are the largest of the community and are elevated on the hillside which should offer some east/southwest facing views. The section is also void of any townhomes/casitas. In fact, the original phase dedicated to casitas/townhomes is left ungraded and still being used as a tree nursery. It is likely we will not see townhome/casitas until much farther along the development of the community.
If you were hoping for a townhome/casita, there are a few final opportunities for townhomes left at Arabella, and additional townhomes available at Talinn in Desert Ridge, both available in the $600’s with some great incentives available.
